Affordable plans

First American’s Basic plan, which covers your major appliances, will run you about $25 per month (price varies based on location). If paid upfront, that’s only $300 annually to protect wear-and-tear on your washer, dryer, refrigerator, dishwasher, microwave, garbage disposal, and more. We think that’s a great deal compared to similar home warranties offered by competitors, which can often exceed $40 per month. The Premier plan (about $40 per month, depending on location) covers those same appliances, in addition to heating, electrical, plumbing, water heaters, garage door openers, and other systems. You can also add central air conditioning, well pumps, and pool/spa equipment to your coverage, à la carte.

Low service fee

Each of First American’s coverage plans come with a $75 service fee, which is on the cheaper side of the spectrum. For example, the premium plans for both American Home Shield and Sears have service fees of $125. This adds up over time, as appliances and systems inevitably break down, so we appreciate First American’s commitment to being affordable.

As of August 2019, First American offers service in 35 states. Wondering if your state is covered? This information was notably difficult to find. We weren’t able to get this information from First American’s website, or even by talking to a customer service representative; you’re only able to see if you’re covered by looking up your zip code or street address (which is what we did for every capital city in the country).

30-day workmanship guarantee

Of the providers we’ve reviewed, First American has the shortest recall period, or “workmanship guarantee,” of the bunch (30 days). This means that if a repair or replacement doesn’t work, First American will waive the service fee for the first 30 days — but not any time after. In comparison, AFC Home Club guarantees its work for the entire life of the contract, while others have recall periods of 60 to 180 days.

The Competition

First American Home Warranty vs. American Home Shield

American Home Shield, our pick for “Best Overall Home Warranty,” covers all 50 states, compared to First American, which has service in 35 states. Service fees with AHS are tiered ($75, $100, or $125), while First American service fees are a flat $75. However, First American has a much shorter workmanship guarantee at 30 days compared to AHS’s 60 days.

First American Home Warranty vs. Choice Home Warranty

Choice Home Warranty offers service in all 50 states, while First American Home only services 35 states. Choice, which we awarded “Best Claims Processing,” also has a good, albeit middle-of-the-road, workmanship guarantee. It insures faulty repairs and replacements at 90 days for parts and 30 days for labor, versus First American’s policy of just 30 days for both. However, Choice is $10 more expensive when it comes to service fees ($85).

First American Home Warranty vs. The Home Service Club

The comparison between First American and The Home Service Club is similar to the comparison with Choice. The Home Service Club provides service to all 50 states, while First American has gaps (you’ll need to fill in free quote form to see if they have technicians near you). First American guarantees waived service fees on faulty repairs and replacements for up to 30 days, while The Home Service Club’s deal is 90 days for parts, 30 days for labor. The Home Service Club also offers a lower service fee ($65) depending on what coverage plan you choose.
